Moisture issues – Flat commercial roofs are notorious for seeing issues with ponding water. If the roof has any slope or grade there will naturally be pooling and ponding of water. This can cause mold and integrity issues with the coatings or decking that is used.
Roof leaks – Roof leaks are another common issue seen with flat roofs. Any type of seaming or flashings need to be done precisely and with care. If for some reason they are not water tight or properly sealed, a property owner could start seeing leak spots or worse, active dripping leaks.
